When crafting a site plan, particular emphasis is placed on the external dimensions of the building. Additionally, the dimensions of the establishment itself are considered. All adjacent cross streets, driveways, and alleys are incorporated into the site plan. This drawing provides crucial information about the building, including total floor area in square feet, and the locations of entrances and exits. Essentially, a site plan offers a bird’s eye view of a property, illustrating its boundaries, dimensions, and main structures such as buildings, paths, and landscaping. It is also referred to as a plot plan.
Site plans serve a variety of purposes, primarily for obtaining permits required by permitting offices. These permits can range from building permits and ADU permits to HOA permits, deck permits, landscaping design approvals, swimming pool permits, demolition permits, and zoning permits.

Depending on your specific requirements and the level of detail needed on the plan, you can select from our range of plans, from Basic to Elite Plans. Each plan is tailored to include specific elements necessary for your needs. The Premium Plan is often recommended for most departments.
The primary purpose of our plans is to facilitate the acquisition of various permits, typically required by building permit offices and/or HOA ACC departments. These permits encompass a range of types, including but not limited to: Building permits HOA permits ADU permits Deck permits Landscaping design permits Pool permits Demolition permits Zoning permits, and more
The package selection depends on your specific requirements and the details necessary for inclusion in the plan. We provide a breakdown of the contents of each package alongside the prices, allowing you to determine the most suitable option for your needs. Alternatively, feel free to contact us, and we can assist you in selecting the appropriate package. For most departments, our Premium Plan is the most recommended choice. Can I incorporate a new structure not currently on the property into the Site Plan? Certainly! You have the option to include new structure (1 to 4 additional structures) by selecting the "Add new structure" feature. Simply provide us with the dimensions and location in the additional information box, or attach sketches and structural plans with your order. We will collaborate with you to ensure precise placement. Commonly added structures include decks, patios, porches, carports, new homes, home additions, driveways, and more.
Our standard turnaround time is 48 hours, including workdays and weekends. Additionally, we offer RUSH options for expedited delivery, with turnaround times of less than 12 hours or less than 6 hours for those requiring faster service. What are setbacks, and are they included in your plans? Setbacks refer to the minimum distance you can build from property boundaries, regulated by local zoning ordinances. Setback standards vary based on the type of structure and the property's location, whether urban or rural. Our Premium Plan include setbacks and easements.
We can create a site plan for your vacant lot. The main information we require is the Parcel ID or APN number, along with the City, State, and ZIP code. You can input the Parcel ID in the “address for site plan” field when placing your order for one of our packages.
Certainly, we can include these elements in your site plan. Since our site plans are generated from satellite imagery, utilities and similar features are often not visible from an aerial perspective. In such cases, clients would need to furnish us with this information. For this purpose, we recommend opting for either our Premium or Elite Plan. Once we provide you with the initial draft of the site plan, you can mark the locations of utilities and other features and send it back to us. We'll then update the site plan accordingly and send you the revised version.
All our Site plans packages come with PDF files included. Additionally, you have the option to select other formats like DWG for an additional $20 or JPG for $10.
For most permit departments, an 11”x17” paper size suffices. Our site plans are available in various other paper sizes such as 8.5”x11”, 24”x36”, etc. The 11”x17” paper size is included in all our Site plan plans.
Yes, similar to topographical lines, after selecting your plan and entering your address, you can opt to “Add a Vicinity map to the site plan”. Once selected, we will include the Vicinity Map using available online data. This service incurs an additional $20 fee with any package. However, if you choose a Gold Package Site Plan, the Vicinity map is already included.
Certainly. After selecting your plan and entering your address, you can opt to “Add Impervious surface calculation to the Site plan”. We will calculate the percent of impervious surfaces on your lot using the total square footage of impervious surfaces divided by the total square footage area of your lot, then multiplying by 100. Impervious surface calculation incurs an additional $40 fee with any package. If you opt for an Elite Plan, this feature is already included.
Depending on the level of detail you require for your site plan, you can choose from our range of packages. Here's what each plan includes: Our Basic Plan covers: Property Lines, Primary Structure, Setbacks, Roofline, Lot Dimensions, North Arrow, Scale, Measurements Between Major Features, and Parcel ID. The Premium Plan includes everything in the Basic Plan plus: Driveway, Fence, Sidewalks, Trees, Swimming Pool, and Accessory Structures. Our Elite Plan incorporates all features from the Premium Package and adds: Landscape, Paths, Shrubs, Lawn, Well and septic system, and Parking Spots / Parking Spaces. For residential property permitting, the Premium Plan is recommended.
